I do a lot of things about the home.  Primarily, it starts with taking a room apart, and then seeing what it needs to look fresh, cared for, and maintained.  Following is a comprehensive list of the tasks I have and do perform, on a regular basis:

Prices

I get asked three question a lot about prices.  I do not pass along sundries charges, but I do add markups to materials items, or I charge for the time to procure unusual items.  Normally, you will be charged close to retail, as my markups roughly offset my trade discounts. These markups offset my time and mileage costs.

Per hour prices change yearly.  As of April 2008, I charge $36/per hour.  Firm quotes are available!

While I cannot quote paint prices here, I can inform you of where they start.  Say for instance you have a room that you just want the walls freshened (no closets or trim), or you have an empty office, garage, or apartment to paint; basic charges start @ .33/ft².  This makes a basic 14' by 14' room, (walls & ceiling) worth $213.  They only go up from here.

Wallpaper installation prices vary greatly, according to the type of goods being installed.   Most paperhangers consider the base price as being for pre-pasted goods cut to the European style.  My wallpaper prices are always quoted to include wall-sizing.(A function to validate your warranty)(63%-hanging,37%-wall-prep).  For those who wish to do their own prep, it is subject to my approval.  For instance, the walls must be thoroughly sanded prior to sealing!

Wallpaper removal prices are done on a time and materials basis.  Properly installed wallpaper will come right off without damaging the walls.  Improper installations can refuse to come off without some of the wall coming with it, and can be expensive to restore.  You can be looking at costs from .40/ft² upwards.  For those who wish to do it themselves (it can be a fun and entertaining job) please know that it is not removed until all the paste has been washed off the wall.

Contract wallpaper installation prices are calculated with a per-roll charge plus a setup charge-the table charge!  It is currently $140.  This charge applies whether there is one roll or 300.  Generally, I am still more than competitive with the larger projects, but I cannot make a living hanging 4 or 6 roll installations at a per roll charge-Forgive me for being pragmatic!

The average charge to install base-line wallpaper is $37/per single roll(approximately 27sq ft,)  This charge averages between $29 & $40 depending upon the size of the individual room. Remember that these prices include wall preparations. Consult with your paperhanger before proceeding, as there can be significant surcharges when dealing with un-trimmed goods, fabrics, or papers with unstable inks or weaves, and there are substantial discounts when dealing for quantity or new construction work.  The height of the work can also play a roll here.  Covering switch plates on patterned walls will result in extra charges.
